Manchester regulators approved relocation of Elliot Hospital's ambulatory care services to the banks of the Merrimack River, giving the slowing construction industry a $100 million shot in the outpatient arm.

The hospital project of 250,000 sq ft is finalized and gets city approval. Construction should start by end of hte year for a 2010 opening.

Dear Nate:
I have bought many items from the L.L. Bean outlet store on South Willow. Manchester may be able to have enough customers for 2 outlet L.L. Bean stores. Manchester may be able to support an L.L. Bean store similar to its big store in Maine.
I have been a customer of EMS for many years. I read a while ago that EMS wants to build larger stores.
I have bought many products from Cabela's and REI.

People do not vacation in Manchester - it is not and will not be a tourist spot. They to the seacoast or the lakes. Let's not pretend anything else - it is like people traveling to Lowel for spring break- give me a break!

Sounds great overall. I would keep a close eye on the townhouse ideas. I think they might sell at a lower than expected price. I don't think you'll see the 300k+ condo sales in Manch for a while, no matter how fancy they may be.

Congrats to Dick Anagnost for his continued committment to Manchester. His projects are well researched, planned and executed. This latest project will turn a large amount of land that has become an eyesore and drain on the city tax base into an attractive, mixed-use space that will attract workers, residents and businesses along with some much needed tax money back into the the city. I can't wait to see the finished product and can only hope that the other property owners in the area will seize this opportunity and invest in their properties. Thanks again Dick for all that you do!

Regarding the Job Corp Center on Dunbarton Road, I would like to point out that the infrastructure in this area is very poor. Front Street is very narrow and lined with residential homes. Dunbarton Road is also very narrow and lined with apartments, condominiums and residential homes. Front Street’s corridor has been slated since the 1993 Master Plan as needing improvement and the intersection at Dunbarton Rd. and Front St. has also been listed as a major safety concern. There is a lack of a sidewalk between Dunbarton and Front and the northern residential portion of this road does not contain a sidewalk. The Front Street corridor is also receiving heavier traffic with the commercial developments of Hooksett such as the Target complex and the soon to be open Wal-Mart and will see heavier traffic with the Hackett Hill Development project that is being pushed. With all of this development in the works and a road that was essentially structured in the early to mid 1800’s, vital infrastructure work must be done. There are plans in the works for paving a portion of the road on Front Street as the street is in disrepair but paving without making adequate safety and traffic provisions is only a small step. Infrastructure improvements must be a priority when creating these development projects and not after a dilemma has already been established.

The developer may want the retail space to have many floors. It could have stairs and elevators.
The developer may want to have solar panels on top of the roof of the retail space and possibly on top of the hospital as well.
The developer may want to have some of the roofs of the townhouses to have solar panels on them.

Once again Dick Anagnost comes through for the city and the state. He's done more for Manchester than just about anyone else in or out of government. Hopefully he'll attach himself to Pandora and we'll see some real action happen there. Thank you Mr. Anagnost.

Taking the bull by the horns and creating a positive outlook for Manchester and NH.
Mean while the city's mayor and Alderman will eye this with drooling mouths for the taxes that will come in and rates the can up the taxes and cut city services. It is a shame what the local Alderman and Mayor are going to do to this guy and then the citizens and taxpayers in Manchester.

He is transforming out city for the better. And, instead of trying to squeeze every last penny out of the deal for himself in this economy, he is making sure to use NH labor.
We need more projects like these and more developers like Dick Anagnost.

I hope people are able to take buses to it and from it.
The developer might want to have fewer townhouses and more retail space.
The developer may want to see if Cabela's, L.L. Bean, REI, and/or EMS would like to have outlet stores there. Other outlet stores could be there as well. It would be nice for Manchester residents to benefit more from the types of outlet stores that other cities have. This could help the area become a tourist destination.
The developer may want to have some restaurants on the property.
The developer may want to have a movie theatre on the property.
