150 jobs coming to Concord?
The owner of a 54-acre tract in Concord is asking the city to expand the site's existing industrial zone to allow for a proposed 350,000-square-foot warehouse operation that could employ 150 people.
The rezoning request by 15 Integra Drive LLC went before the Concord City Council Monday night. It was expected to be referred to the Planning Board for review and recommendation, according to the property owner's attorney, Richard Y. Uchida of the Concord law firm Orr & Reno.
Uchida and deputy city manager for development Carlos P. Baia said they do not know the identity of the potential tenant. Uchida said this is not unusual with projects of such a large scale.
“In large projects, end users tend not to want to draw attention to themselves until they have to,” Uchida said.
Uchida and Baia said the proposed building likely involves a distribution facility, given its size.
“I think any community would love to have anything like that just to be considered,” Baia said.
If the rezoning is approved and the project goes through, it could employ up to 150 people and “add a significant amount of taxable value to the community,” Baia said.
Depending on the quality of materials used, the building likely would be worth at least $11 million, he said.
The land is located at the end of Integra Drive off Manchester Street near the Pembroke line, Uchida said.
The site consists of 42 to 44 acres currently zoned office park performance, and about 13 acres zoned industrial, Uchida said. The owner seeks to expand the industrial zone by about 10 to 11 acres so it could accommodate the proposed facility.
The property owner — 15 Integra Drive LLC — bought the land last December from B.D. Houston Enterprises LLC of New Hampshire for $890,000, Uchida said.
James McCarthy, who is the manager of 15 Integra Drive LLC, is affiliated with McCarthy Properties, which is based in Wareham, Mass., he said.
McCarthy Properties designs, develops and manages commercial and industrial properties in Massachusetts, New Hampshire and Maine, according to its web site.
