BEDFORD — Real estate on Corporate Drive between routes 101 and 114 and Bedford Road is filling, as plans for an assisted-living facility, a daycare, a medical office and multi-unit housing are in development.

Planning Director Rick Sawyer said motorists can see the progress at Bedford Falls, an assisted-living facility owned by Benchmark Senior Living of Wellesley, Mass.

The facility will have 84 rooms and an Alzheimer's unit, Sawyer said.

“They've been a quality applicant all the way through the process,” Sawyer said.

The facility is scheduled to open in the fall.

The Planning Board at its April meeting also approved a Bedford Hills subdivision from one lot to three.

The mixed-use parcel will feature an 81,000-square-foot commercial office building that will be occupied by Optics One, a company that specializes in optical equipment for the defense and commercial industries.

It also is slated to be open in the fall, bringing 130 jobs to Bedford.

“We're really excited they're coming to town,” Sawyer said.

Beginning next week, trees will be cleared so building can begin.

The parcel also will include a 10,000-square-foot daycare center and 144 units of multi-family housing.

Minutes from the Planning Board meeting show the daycare center does not have an owner as the original operator pulled out.

Sawyer said some of the businesses have yet to pull permits.

In the future, Sawyer said a medical office owned by Elliot Hospital, a coffee shop and a pharmacy or other retail space also will be built.

According to minutes of the April 9 meeting, a fiscal impact analysis for the entire Bedford Hills development showed an annual positive tax impact of approximately $722,000, with an additional one-time collection of $391,000 in impact fees.

Sawyer said the increase in the commercial tax base will be benefit the town.
