Londonderry planners address Nevins zoning
LONDONDERRY — Rezoning new sections of the Nevins Active Adult Community from commercial to residential will ensure that businesses don’t spring up in the quiet neighborhood of retirees, residents said this week.
During Wednesday night’s public hearing on the topic, around a half-dozen Nevins residents sat in the audience.
Nevins property manager John Kalantzakos said the association plans on building three new homes on two merging lots. However, up until this week one of those two lots was zoned commercial, while the remainder of the development was zoned multi-family residential.
“Basically, we’d just like to see consistent zoning throughout,” Kalantzakos said. “Really, this is a small request since we’d previously merged (and rezoned) other lots.”
Many Nevins homeowners seemed to agree.
One resident, Christine Perez, said she decided to attend Wednesday’s hearing because she was worried about the potential for inconsistency, not to mention traffic-increasing home businesses.
“I don’t want to see a beauty parlor spring up in our neighborhood,” she said.
According to Town Planner Cynthia May, expansion of the Nevins community, an age-restricted multi-family residential development, had been conditionally approved in 2008.
At the time, the board agreed to approve the expansion, despite the commercial zoning in one of the lots in question.
“It’s this portion of the parcel that is subject to the current rezoning request,” said May.
Community Development Director Andre Garron noted the rezoning makes sense since the rest of the community is already zoned residential.
“So this would make it consistent,” said Garron.
The Planning Board voted unanimously in favor of the rezoning, though the Town Council will have the final say on the matter.
