Work begins on new Adams Pond subdivision
DERRY — Initial work is under way on the 10-unit Deer Run at Adams Pond subdivision on 85 acres of Jean Gagnon’s property off Old Chester Road.
“We received a letter from Gagnon stating construction will begin the week of Aug. 13, consisting of timber cutting,” said Conservation Commission Chairman Margaret Ives.
All of the lots in the subdivision will be at least three acres with 200 feet of frontage, according to project manager Eric Mitchell. Three lots will be on Old Chester Road, six will be on the proposed new street, and there is one existing home on the property.
According to Mitchell, Deer Run will be built to town standards and be 1,000 feet long approaching the cul-de-sac, with an additional 300-feet of paving going around the cul-de-sac.
The site is within a state shore land water quality protection area and the proposed development will be more than 250 feet from Adams Pond.
The town is still in negotiations with Gagnon concerning the fate of the Adams Pond Dam on the property, according to Anderson.
The state has ruled the dam must be either repaired or removed by Gagnon.
On the plans for the subdivision, there is a proposed lot that would be given to the town and include a parking lot and public access to the dam and pond. If the dam were removed, the pond would essentially disappear and become a stream.
If the negotiations between the town and Gagnon fall through, that proposed lot would be tied into a neighboring lot.
The new subdivision road will also be the first in town to abide by the town’s new E-911 road numbering ordinance.
Street numbers will be laid out in 50 foot stretches, and if a driveway moves from one 50-foot stretch to another, it would jump to the next number.
According to Fire Chief George Klauber, the numbering system will make it easier for public safety personnel to locate addresses.
There were also some initial concerns from abutters that blasting from the construction could damage their homes.
Gagnon agreed to pay for pre-blasting surveys for the abutters, expanding on the original 400-foot radius for the surveys.
