Delayed Derry project granted extension
Last week, the Zoning Board of Adjustments granted a renewal of his variance for the property, giving him just under three years to get construction rolling on the project. The ZBA initially approved a variance for DeRosa in 2009, but that variance expired this past May.
"There have been some hurdles and it's been a long road," he said.
Since the original approval, DeRosa said he discovered that the original lot was not big enough for his project and he had to buy an additional piece of land. After buying that line, DeRosa had to go through a lot line adjustment to attach the new piece of property to the existing property.
Through the process of attaching the new piece of property and preparing plans for the construction, DeRosa said town officials have been extremely helpful in working with him to get the project off the ground. About four months ago, DeRosa received planning board approval for the project. In addition to rebuilding the single-family residence, he is looking to build a 2,400-foot addition for a collision repair and motorcycle and automobile restoration business.
"We were ready with all the approvals, except we couldn't put the building there because the variance wasn't there," DeRosa said.
Town code enforcement officer Robert Mackey said the plans for the project have been on his desk for final review. "He's been to the planning board, escrow has been established and we sat down to talk about the building plans when it came to light that the variance had expired," Mackey said.
The ZBA approved the renewed variance, giving DeRosa three years to get construction underway from the date of the planning board approval.
"I'm sorry this took so long and I'm glad to hear the town was helpful in doing this," said ZBA chairman Allan Virr.
