The 10,000-square-foot, two-story building will sit behind a three-story building owned by the same developers, Tsienneto Development 14, LLC.
There are already a number of medical businesses looking to relocate to the new building, including several from Londonderry, according to owner's representative Christopher Nickerson.
"We're looking to bring some money into the community and expand the medical uses in the area," he said.
Although the final architectural plans are not complete, Nickerson said the new building will have a similar style and feel to the existing building at 14 Tsienneto Road.
"Anyone who drives by can see what a nice part of the community Tsienneto Road has developed into, and we intend to keep up the standards," he said.
However, before the conservation commission signs off on the site plan, members are planning a walk-through of the site on Saturday morning.
Several commission members raised questions about plans to fill in 1,630-square-feet of wetlands and about the number of parking spaces needed for the building.
"I know there will probably be more questions, but I would like to see the site because of the wetlands," said commission chairman Margaret Ives.
Between the existing building and the proposed building, there will be 152 parking spaces, although only 143 are necessary to meet town ordinances.
Ives asked whether the additional spaces were necessary and if the wetlands impact could be lessened if they were not included.
"When we look at the site, we are looking at the business units looking to relocate to this site from existing locations," said Nickerson. "By ordinance, 143 parking spaces are required and 152 are provided, but the challenge we have on the site is that we are relocating a lot of jobs from Londonderry and other communities."
Nickerson pointed to the Overlook Medical Park at 6 Tsienneto Road, which exceeds the town parking regulations but occasionally has parking issues.
"We want to cover our bases," said Nickerson.
