Derry planners sign off on small subdivision
Currently, there are two houses on the land owned by Solomini. The approved lot line adjustments by the Planning Board allow Solomini to meet the minimum one-acre zoning requirement in the medium high density residential district.
"There are two existing houses on the existing lots, and one new lot will be created," said George Sioras, town planning director.
The plan is to build a single-family residential home on the new lot, he said.
The subdivision will essentially revert the parcels back to what was approved nearly 40 years ago in 1973 when it was originally three lots. According to Tim Peloquin of Promised Land Survey, the three lots were merged into two decades ago by the owner of the property at the time.
"This nearly replicates what was approved in 1973," said Peloquin.
He said the lots will meet required site distances and safety codes.
Public works engineer Mark L'Heureux said the only issue that needed to be addressed was the driveway to Solomini's home, which cuts through a neighbors lot.
He said Solomini would have to either gain an easement from his neighbor or reconstruct the driveway to meet current regulations.
"The owner would prefer to keep the driveway in place, however it is encroaching on the neighbor," said Peloquin.
He said Solomini gets along with his neighbor and likely would be able to secure an easement for the driveway.
Town Administrator John Anderson also raised questions about another large building near Solomini's home.
"That is literally termed a man cave," said Peloquin.
He said town code enforcement officer Robert Mackey is aware of the building, and it is up to regulations requiring it to not have a kitchen and not be a residence.
"You might want to make friends with him," said Anderson. "That's a pretty big man cave."
