SALEM — The Planning Board is satisfied that the developers of a proposed 6,400-square-foot retail building at 223 North Broadway have taken care of potential traffic issues at the site.
The board recently granted its approval for the building, which would sit next to an existing 2,000-square-foot office building on the property and adjacent to a new Dunkin’ Donuts on the busy road.
The plan for the 1.5-acre parcel, owned by George Mazraani, first came before the Planning Board last December.
In addition to the traffic issues, there were also some minor design issues that needed to be resolved, according to Planning Director Ross Moldoff.
“Most, if not all of them, have been resolved,” he said.
The most pressing issue was the driveway. Moldoff said the new plan has a widened driveway with two exit lanes instead of the one, as initially proposed.
“By widening the driveway, they lost one parking space, but there are still an adequate number of parking spaces,” said Moldoff. “There are a lot of times on North Broadway and South Broadway where we need that (extra exit lane) because of heavy traffic congestion. I think the traffic issues at the staff level have been resolved.”
The developer also resolved some issues with the signs, changing the freestanding sign near the road to match the design of the building and lowering the signs on the building from the roof to below the roof line.
As with the neighboring Dunkin’ Donuts project, the developer agreed to work with the town to provide access if a proposed rail trail project comes to fruition on the property behind the building along Route 28.
Project engineer David Jordan agreed that all the outstanding issues had been resolved as the Planning Board unanimously approved the project.
