SALEM — Planning board members still have some questions about a proposed outdoor storage facility behind a large warehouse at 21 Northwestern Drive owned by Dennesen Industrial.
"It's a fairly large industrial warehouse building with some office space," said engineer Mark Gross of MHF Design, who represents Dennesen. "The proposal is to create some outside storage areas to be fenced in."
Gross said there will be four storage areas separated be fencing. The storage areas will not be associated with businesses inside the building and will not be standalone retail business.
He said the storage will primarily be used by landscapers and contractors for storage.
"The owner of the property has had numerous inquiries to have this type of storage facility," said Gross.
The warehouse is in the town's industrial zone. Although the zoning ordinance does not speak specifically to outside storage yards, assistant Town Manager Leon Goodwin's interpretation is that they are allowed in the zone.
Several planning board members asked if there would be any hazardous materials stored on the property. Gross assured the board that there would be no hazardous materials on the property and told the board he would clarify that before a second public hearing on the project.
Planning Board member Paul Pelletier said he has concerns about possible noise associated with construction vehicles on the property.
"I would like to see an elaboration on the soundproofing buffer to protect abutters," he said.
Gross said the proposal meets the required 100-foot buffer from neighboring properties in an industrial zone. He added that he could talk to the owner about limiting the hours of use for the storage areas.
Town planning director Ross Moldoff said there are still several minor engineering details the owner needs to address before the planning board takes a final vote on the project.
