Bedford Planning Board gives approval for Bedford Village Inn hotel
BEDFORD — The Town of Bedford Planning Board gave final approval to plans to build a new three-story hotel on the grounds of the Bedford Village Inn at a meeting on Monday.
The board gave the project unanimous approval.
“Obviously the town wants a facility like ours” said owner Jack Carnevale.
“We have a 25-year track record. When we build something we want it to be compatible aesthetically and functionally with our current facility” said Carnevale.
Plans call for a new hotel to be called the Bedford Grand to be built adjacent to the Bedford Village Inn. The design of the hotel would match the aesthetic of the town.
The hotel would have 55 guest rooms along with meeting rooms, a spa and workout space, dining and other amenities.
Carnevale said that original idea of adding a hotel began in 2001 but the state of the economy at the time prevented those plans from moving forward.
“I think the residents will love the property” said Carnevale. “It will be a wonderful place to stay.”
Two residents who live near the property spoke at the meeting. Norman Therrien expressed some concern about noise caused by construction vehicles and deliveries made during early morning hours.
Susan Tufts-Moore asked that every effort be made to preserve two mature Sycamore trees on the property.
Chris Rice of TFM Engineering, who presented the plans to the board along with Carnevale, took those concerns under advisement.Construction of the hotel could begin within 60 days with completion expected to last between 10 months to a year.
Traffic concerns related to the project were raised in the summer. The Highway Safety Committee recommended restricting left-hand turns at Olde Bedford Way onto Route 101.
Carnevale and Rice said they would work with the Department of Transportation to develop the best plan for handling traffic, which may include a center median on Route 101.
The board also granted a waiver allowing TFM and Carnevale to submit a high-intensity soil map instead of the standard soil mapping required by the town.
Rice said the high intensity map was already prepared and submitted to the state and is more detailed and provides more information than the standard mapping.
In other business, the Planning Board approved a request by Lauren Messina of 157 Nashua Road to operate a part-time hair salon from her home.
Alfred and Cheryl Denoncourt were given approval and granted waivers to subdivide a 6.3-acre parcel at 130 Liberty Hill Road into three residential building lots.
The board also granted a waiver to Hampshire Green, 421 South River Road, to build an off-site sign on a parcel adjacent to its location.
