NASHUA — Zoning officials this week will review a plan to build 13 townhouses on a blighted parcel near Nashua Municipal Airport.
Plans will be introduced tonight to the Zoning Board of Adjustment, highlighting the proposed development at 75 and 77 Deerwood Drive.
The owners of the two lots, Ruth Girouard and 75 Deerwood Drive LLC, are requesting a use variance to build 13 rental townhomes on two merged lots, along with a maintenance garage.
In addition, a decaying building will be demolished, and a vacant home on the property will be converted into a rental office, according to the proposed plans on file at Nashua City Hall.
“The applicant states that the property owner will be converting a much underutilized piece of property into a modern development, fully maximizing the potential of the land,” states a memo from Carter Falk, deputy planning manager for the city.
The applicant, according to Falk, states that the value of surrounding properties will increase if the project is approved since a blighted area will be restored, an uninhabitable home will be razed and the development of housing units rather than heavy duty commercial or industrial use will maintain the quiet character of the neighborhood.
“Regent Park apartments (rental townhomes) are located directly across the street, and the proposed units will be very similar in size and height,” states the application.
According to the proposal, there will be six attached townhouse units on one lot, and seven attached units on the adjoining lot, with all units having a garage space underneath the living quarters, along with surface parking spaces between the buildings.
The property, just south of KinderCare child-care center and along the west side of Amherst Street across from Thornton Road, is about 1.2 acres in size. The parcels are located within the city’s Park Industrial Zone, meaning use variances would be necessary for both the multifamily units and office space, according to Falk.
“Park Industrial is intended to be located next to residential housing. This neighborhood, although zoned Park Industrial, contains much residential housing that predated the zoning ordinance,” states the application. “The proposed housing would be keeping with the current character of the neighborhood. The rental office, being a very low traffic business, would also fit in with the surrounding housing.”
Tonight’s Zoning Board of Adjustment meeting begins at 6:30 at Nashua City Hall in the auditorium.
