Panel OKs auction house in Salem industrial district

SALEM — An 11,000-square-foot auction house in on its way to 11 Garabedian Drive.

The Planning Board recently approved a change of use for the building, which will allow the auction house to operate in the industrial district.

The building also houses a warehouse business and another vacant space. There will be no major changes to the exterior of the building, other than the addition of a handicapped-accessible ramp to the entrance of the new auction business.

 

The structure was built in the 1980s and the parking lot has the original layout and striping, according to project engineer Kurt Meisner.

“The developer has agreed that the parking lot will be repaired and restriped,” Meisner said.

The auction business will procure estate items and items from other businesses and run public auctions five days per week, according to Meisner.

“The auctions will typically be held in the evenings between 4 p.m. and 9 p.m.,” Meisner said. The successful bidders will then be able to pick up their items within the next several days.

The business requires 129 parking spaces. Meisner said there are 240 spaces on the site, as well as some nearby overflow parking that was approved as part of a previous site plan.

Town Planning Director Ross Moldoff agreed that there is more than adequate parking on the site.

Planning Board member Jane Lang noted that the plans indicate that there might be catering on site for the auctions and asked if that was an issue the board had to consider.

“If they do need a food services license, it will come from the health services department,” Moldoff said.
