DERRY — After returning from vacation, Planning Board members are set to consider a proposal in September to extend commercial zoning along Route 28 to the Windham line.
The proposal involves 77 properties and is in line with a call by town councilors to bring more businesses to town to help improve the local economy and increase the commercial tax base, according to officials.
A public hearing has been scheduled and Planning Board members are set to consider the amendment at their Sept. 17 meeting.
The board members were going to consider the proposal next month, but decided to wait until September, knowing that some members would be away on vacation, said Planning Director George Sioras.
Councilors voted about two years ago to extend water and sewer lines along Rockingham Road south to Berry Road, Sioras said. At the time, the councilors also gave direction that they would like to see commercial zoning instead of housing established in the section. They also suggested the Planning Board consider other permitted uses within that designated area, Sioras said.
Last year, Planning Board members removed the housing designation in the zone, allowing for commercial construction use, he said.
If approved, the amendment would allow for the Commercial 4 zoning designation, Sioras said.
Heading north from the Windham line along Route 28, general commercial zoning is allowed in the Ryan’s Hill area, which includes the General Stark Store, Sioras said. The next area of commercial zoning is at Webster’s Corner, which includes Clam Haven, he said.
If the amendment is approved, commercial zoning would extend all the way along Route 28 to the Windham line, Sioras said. In addition, the value of the land should increase somewhat because businesses could connect to water and sewer and not have to rely on wells and septic systems, he said.
“So, the land becomes a little more valuable and you hope that it will bring some new businesses into town,” Sioras said.
