LONDONDERRY — A number of major housing developments in Londonderry cleared hurdles and are moving forward.
At a planning board meeting on Wednesday night, developers of Lorden Commons presented plans for the next phases of their residential development at 17 Old Derry Road.
Town planner Colleen Mailloux said Chinburg Properties already built the first phase of the project, which created 50 single-family homes on half-acre lots. Phases 2, 3 and 4 will involve the construction of 83 more homes.
The lots are smaller than usual to make room for a conservation subdivision, Mailloux said.
One of the challenges for the project moving forward will be setting up the delivery of municipal water by the Derry Water Department, according to Mailloux.
Meanwhile, developers of Woodmont Commons have received conditional approval from the planning board to build 28 single-family residential homes on 20 acres on Gilcreast Road, property currently occupied by an orchard.
Mailloux said two acres will be dedicated to shared open space.
After some engineering and technical review comments are addressed, construction will begin in the fall, Mailloux said.
Additionally, the New Hampshire Housing Finance Authority will host a public hearing at Londonderry Town Hall on Aug. 14 at 6 p.m. to discuss federal housing subsidies for a senior housing development on 12½ acres of town-owned land at 30 Sanborn Road.
The meeting will focus on the issuance of a $13 million bond to finance the project. Construction will begin following an ongoing environmental cleanup.
Mailloux said developers expect to have financing in place by September or October. Developer Steve Lewis said construction will begin immediately afterward.
The project will provide 51 units in two buildings for residents age 62 or older who receive 50 to 60 percent of median income. Rents will be capped below market rates.
