The entity that owns the Team Nissan property on Keller Street in Manchester bought the Toys “R” Us site next door in 2018.

MANCHESTER — The owner of the Team Nissan property on Keller Street hopes to officially convert the former Toys “R” Us next door into a dealership.

The building could be leased or used by the owner for a different brand.

“They could have a different tenant coming in or they could utilize the space for themselves,” said Bob Clarke of Allen & Major Associates Inc. at the Planning Board meeting last week. “They are in the process of speaking to several different tenants for the use. It will be for automotive sales.”

No decisions have been made, and the board will continue the hearing next Thursday.

Former Toys 'R' Us site in Manchester sold to business next door

Records show 70 Keller Street LLC, which owns the Nissan property at 70 Keller St., purchased the site next door at 2 Keller St. for $6.3 million last year. Right now, the property is used for Team Nissan inventory.

The proposed work would convert the 50,000-square-foot building for use as a dealership and service area with seven bays. The other half of the building would be used to store cars, trailers and boats, according to the application.

Ralph Fast, general manager at Team Nissan, did not return a phone call to the Union Leader Tuesday afternoon.

The property will include 317 parking spots — 257 to display inventory and 60 for customers and employees. The plan requires approval for having fewer than 116 parking spaces available for use.

“Based on the team’s operational experience at numerous automotive dealerships, they anticipate having 20 employees during the maximum shift,” the application reads. “For a dealership of this size, they anticipate 40 customer spaces to be required for sales and service.”

City officials determined in July that the project doesn’t require Zoning Board approval.

The project will improve public safety by converting the underutilized building, the application says.

“Since automotive sales is already common use in the neighborhood, the project is certainly compatible with the surrounding uses,” the application reads.
